Preventing Water from Entering Your Garage

Water leaking into your garage can cause numerous problems for homeowners. You may notice an unpleasant musty smell in the garage. If your garage is frequently experiencing dampness it can also lead to mold and mildew growth which not just smells bad and looks gross, but can also cause health issues. Furthermore, if you are using your garage as a storage space, it can destroy your precious belongings. So what can be done to stop water from coming into the garage?

  1. Inspect your garage door and make necessary repairs.

It is vital to assess the condition of your garage door regularly as this can be a main

point of entry for water. The weatherstripping as well as rubber seal at the bottom of the door should be in good condition to prevent water from leaking inside.

Another issue to check for is any misalignment. Garage doors sometimes may need adjusting to allow them to close properly with a complete seal at the sides and floor. If there are any gaps around the door, water seeping in can certainly become a problem.

  1. Seal the floor of the garage.

Concrete is porous material and especially if there are cracks, water can begin to seep inside. Any cracks should be sealed with hydraulic cement and sealed with a concrete sealant that will repel water. Epoxy is another extra layer of protection that you can add. Epoxy is a waterproof coating and it is very durable.

  1. Ensure good drainage around the garage.

Sufficient drainage is very important. Poor drainage will lead to water accumulating around the foundation of your garage which can lead to water entering. You should ensure that the area around the garage does not slope towards it. Sloping away from the garage will allow the water to flow away.

You should pay attention to your gutters and downspouts. They should be clear of debris and downspouts should be extended away from the garage to prevent water from saturating around the foundation.

  1. Look for any leaks.

Inspect all walls and the ceiling for any signs of water leakage. Peeling paint, water stains or damp spots can all be an indicator that there is some kind of moisture problem. Find the cause and address this as soon as possible to prevent further damage.

  1. Keep up with regular maintenance

Keeping on top of regular garage maintenance is the best way to keep water out of your garage! Routine inspections to catch issues early will help to keep everything functioning as it should be. Complete a full inspection of your garage and your garage door at least a couple times a year, in the spring and in the fall is recommended.

Routine maintenance as well as preventative measures will help ensure that your garage door stays nice and dry!
