There’s no need to wash the tracks of your garage door with soap and water.  As a matter of fact, you shouldn’t.  You can simply wipe them down with a dry cloth and ensure all the dust and excess grease are removed.  Once the tracks are clean you should lubricate them.  Don’t use oil-based lubrication methods as they attract dirt and dust that will build up and eventually obstruct the garage door rollers.  Silicon-based lubes are much more appropriate for garage door track lubrication and will simultaneously prevent rust and dirt build-ups.

Waxing

Adding a layer of wax to your door will protect it from dust, salt, and moisture.  As an added bonus, it’ll also improve the garage door’s looks.  You can use car wax, but there are also waxes made specifically for garage doors.
