You probably haven’t given any thought to maintenance for your garage door but regular maintenance can help you see problems, and prevent serious issues before they occur. Here are some tips for routine maintenance to keep your garage door in proper working order.


Check the batteries in your remote door opener. If your door is slow in closing and opening, then it may be that the batteries are dying. Check your batteries once a year, and replace them when necessary.


As your garage door moves, it will require lubrication. Use a petroleum based lubricant for all the metal parts of your door that come into contact with each other such as rollers, springs, and hinges. Use a silicone based lubricant for any of the exterior PVC weatherstripping, the bottom weatherstripping and any PVC weatherstripping in the sections of your door. Check The Lights

You should make sure that the light bulbs in your opener are working. Change them if they aren’t. Check to make sure that you are replacing old bulbs with the same type of bulb.

Garage doors have a safety reversal system which helps prevent accidents. For doors made after 1993, there are two systems that can be used. First is the mechanical system. Open the garage door, place a piece of wood under it, and then lower the door. The door should immediately reopen when it comes into contact with the wood. If it doesn’t then you should have a repair specialist come and examine it. The other system is the photoelectric system. When the door is closing, move your foot in front of one of the sensor units. These units are on both sides of the door, and about four inches from the ground. The sensor should see your movement and the door should stop, and immediately reopen. If this doesn’t happen, then a repair expert will need to be called.

Most people carry out their regular maintenance in the fall, before the cold weather, but depending on where you live, you may choose any other time of year. The important thing to remember is to do these tasks on a yearly basis. If you see any problems, consult a garage door expert and have minor issues fixed before they become bigger issues.
